Working with Real Estate Agents

In North Carolina, it's the law! Licensees must provide you a Working with Real Estate Agents brochure to determine how you would like to be represented in your real estate transaction. Property Analysis (Comparative Market Analysis)

In order to prepare a comparitive market analysis report on your behalf, we will need to ask a few questions. The report will include a probable sales price range based on recent sales of comparable properties. Additionally, this report gives you an overview of the market and our competition. Listing Appointment

I will meet with you to answer any questions you have about our process. Then we will tour the property and I will provide the comparative market analysis data. Once a listing price has been decided upon, and we’ve agreed on a selling strategy to meet your goals, we will enter into a listing agreement and begin actively marketing the property.

Home Preparation

Presenting the property in its best condition is critical to obtaining the highest value for your home. We will suggest simple steps to make the best impression during showings and to prepare the home from a buyer’s perspective.

Marketing

We will prepare a marketing plan to ensure we reach our target audience. Placing your property in our Multiple Listing Service (MLS) will alert over 2600 active agents. We also utilize a wide variety of tools including professional photography, videography, property-specific websites and direct mail. The advertisements will be distributed through hundreds of websites and through social media campaigns to drive buyer interest.

Offer to Purchase

When buyers make an offer, I will notify you immediately and provide you with a copy of the documents so that we can review their offering price, terms, and conditions. Based on our analysis of the offer, you can decide to accept, counter or reject the offer. I’ll prepare the necessary paperwork to communicate your decision with the buyer’s agent.

Negotiation

Once an offer is submitted, expect negotiations to begin. It is not out of the ordinary for a counter offer, or even a series of counter offers, to be presented, before the respective parties come to an agreement.

Due Diligence

When there is a signed contract, the buyers are entitled to perform inspections. The period for due diligence is specified in the offer to purchase. Based upon what the buyers find, they may ask for a situation to be remedied, request a price adjustment, or withdraw from the contract. I remain in constant communication with the buyer’s agent and help facilitate these negotiations to keep the process moving forward. Our Resource Directory provides the names of vendors who can perform services, if they are needed, and answer questions as they arise.

Closing

After due diligence is complete, I will provide any information your attorney needs, review the Housing & Urban Development (HUD) closing statement with you, and accompany you to the closing. Once the deed has been signed and the property transferred, then congratulations are in order! Time to celebrate another milestone.
