In North Carolina, working with a real estate agent is the law! Licensees must provide you a Working with Real Estate Agents brochure to determine how you would like to be represented in your real estate transaction. Initial Consultation

The primary focus during the initial consultation is to identify your real estate goals. We will clarify top priorities and list essential features you are looking for in a property. We also discuss local market information, and answer any questions you might have about moving forward.

Mortgage Pre-approval or Proof of Funds Letter

An understanding of ownership costs will help shape your real estate search. As is customary, potential buyers must present documentation of sufficient financial resources with any offer to purchase a home. I am happy to work with any lender you choose, or if you’d like recommendations, I can provide them during our initial consultation. Feel free to visit our Resource Center at any time.

Property Selection

We utilize a variety of tools to organize our search. The easiest way to start online is by setting up search parameters and guidelines for listing alerts from this website. I am available to help, every step of the process. As we both locate properties that interest you or that you want to visit, I will arrange appointments with the seller's agent and will accompany you on all walkthroughs.

Property Analysis (Comparative Market Analysis)

After we find just the right property, one that meets your real estate goals, and you're ready to make an offer, I will prepare a comparative market analysis (CMA). This report indicates a likely selling price range. We can discuss the amount you'll offer, consider the best ways to negotiate with the seller, and develop a timeline for conducting due diligence when the offer is accepted.

Offer to Purchase

Based on the decisions you have made, I will prepare the necessary buyer's documents for you to sign and present them to the seller's agent.

Negotiation

Once an offer is submitted, expect negotiations to begin. It is not out of the ordinary for a counter offer, or even a series of counter offers, to be presented, before the respective parties come to an agreement.

Due Diligence

With a binding contract, I will work hand-in-hand with you, and third party providers, to keep the due diligence process flowing smoothly. Our Resource Center provides the names of vendors who can perfor inspections and answer questions as they arise.

Closing

After due diligence is complete, I will coordinate all details with your loan officer, if there's a mortgage, and with your attorney's office to make sure the necessary paperwork and documents are being prepared. I will also review the HUD closing statement with you as well as accompany you to the closing. Once the deed is in your name, congratulations! It's time to celebrate.
